Combining historical reverence with modern needs

Once dubbed the Global Village Backpackers Hotel, this modern marketing centre celebrates the property’s history. The design team revitalized the building’s exterior and transformed the interior space. The building was originally built in 1873, while the larger four storey annex to its north was added later. The facades and interiors had fallen into disrepair and the designers were tasked with rejuvenating the existing structure while modernizing the interior for a new marketing centre.

The scope included removing an entire floor, rebuilding all the exterior walls and adding new structure to reinforce a newly created double height space, while still respecting and maintaining the heritage of the original building. This respect culminated in the full restoration of the exterior to the original Tudor style while adding a modern metal and glass structure lobby to the non-heritage side of the building. A custom light fixture in the newly constructed lobby serves as a beacon in the neighbourhood and draws attention to the space at night.

This renovation resulted in the immediate lease of ground floor space to a hip coffee house, as well as the lease of the four-storey annex building to the north side of the site. Allied REIT uses the double-height space on the second floor as its contemporary Marketing Centre for a new office tower in the mixed-use development a few blocks away.

The resulting double-height interior marketing suite is a spectacular space that allows the sales team to showcase the project to potential tenants. The guests are hosted in a space anticipates their needs, and where they can focus on business.

The resulting space delivers the distinct “King West” experience Allied REIT was striving for and has proven to be a very successful sales tool for the leasing team, who has enjoyed an increased interest in the office tower project.
